TOPOGRAPHIC SURVEY

A topographic survey is crucial to your project. It is the base for all design and is used by all design professionals from architects, landscape  architects, civil engineers to contractors. Our civil  engineers and surveyors work together to determine exactly what needs to be shown on each property. With attention to detail , we catch items that many other surveyors miss. This can include: streets, visible utilities including inverts on pipes where accessible, all hardscape (as required by almost all approving agencies) and tree canopies, and an overall attention to detail. An incomplete survey could lead to design issues and construction change orders. Lea & Braze Engineering has the most complete and detailed surveys in the industry. We have highly experienced field crews using the latest state-of-the-art surveying equipment. Where permitted, we typically fly a drone over the site to get the most accurate information.

If you talk to other surveyors, you should ask for a sample plan and compare it to ours to see the “Lea & Braze Difference.” You should look for all trees, hardscape, check the organization, clarity and detail of the plan. We will always automatically review your title report as provided by the client to be sure to delineate all easements on the property that may impact your projects. We also check to make sure your project is outside of any FEMA flood zone. BOUNDARY SURVEY

Boundary Surveys are incredibly important to determine what can be done on your site. Boundary surveys are used for the placement of buildings and structures to assure your project complies with all applicable codes and setbacks. Do not be fooled by a surveyor who just wants to get a “record survey.”  This is a clue that they are not doing a complete “resolved” boundary, rather, they are taking the easy way out and retracing minimal information. This is NOT a true boundary. A true boundary is one where all relevant monumentation is located from many sources and analyzed by an experienced land surveyor who does their research. We pride ourselves on the quality and completeness of our boundaries.

Without a boundary survey, various items can be placed in the wrong position leading to significant costs and re-construction. In our experience, we have seen firsthand where people use another surveyor who does not produce a legitimate boundary survey and learned after the fact, that their building was placed in the wrong position on the approved the plan, leading to redesign or, even worse, reconstruction. Lea & Braze Engineering will let you know if a boundary survey is required. For the vast majority of jobs, boundary surveys are required to ensure proper placement of buildings. An American Land Title Association Surveys (ALTA)  survey is one of the most complete surveys. We work with title companies to ensure all elements they insure are in their proper place. ALTA surveys are commonly used for real estate transactions to ensure that all boundary and easement information is properly shown and any encroachments and/or easements are properly displayed. This is typically used to demonstrate if there are any issues with making any improvements, crossing property and/or easement lines.

An ALTA survey is typically used in Commercial Real Estate transactions. It can also be used for residential purposes as a guarantee that everything is as complete as it can be. ALTAs are also used for obtaining title insurance for commercial buildings and can also double as a complete topographic and boundary survey.

Construction Staking is crucial for all projects. A contractor will only know where to place site improvements if a surveyor lays out survey markers to site improvements that include buildings, driveways, grading, utilities, etc. Working hand-in-hand with contractors, we are known as the ones in the industry who go the extra mile to be sure everything is placed correctly on the project and will typically find the errors others may miss.

FEMA Elevation Certificates & LOMA Applications

The Federal Emergency Management Agency (FEMA) is the leading federal agency that prepares flood base maps. Homeowners and insurance companies know what areas may be subject to flooding. FEMA maps are used to properly place buildings away from flood issues. It is also used by insurance companies to determine the need for flood insurance. Lea & Braze Engineering regularly supplies FEMA Flood Certificates to assists in the determination of flood insurance –type and necessity. We also use this data to establish the placement of future improvements to be sure they are out of the FEMA published flood plains. We can help you find the best course of action for your project.

MONITORING SURVEY

A monitoring survey is a high accuracy survey in which fixed targets are placed on structures and observed for horizontal and/or vertical movement. These observations are provided at various frequencies (weekly, bi-weekly, monthly, bi-monthly, quarterly) based upon an agreed monitoring program. Construction projects typically utilize monitoring surveys to detect movement during excavation and shoring along adjoining structures and zero lot lines. Other uses of monitoring surveying are for settlement, dewatering, and surcharge loading. A well-run and documented monitoring program can assist with mediating an issue before it evolves and possibly avoid litigation.

DRONE AERIAL SURVEYING

Our Drone services give the owner a better understanding of site constraints and gives our survey team endless amount of data.

Lea & Braze Engineering utilizes the latest in Drone technology. With our Drones, we can now fly larger sites in one quarter of the time with more accuracy. Under optimal conditions our drones can achieve a vertical accuracy of 1.3 centimeters and a horizontal accuracy of less than 0.5 centimeters. This gives us the ability to survey large scale projects such as subdivisions, ranches and wineries, while also helping our clients understand the feasibility of their plans. Ultimately this saves our clients time and money.

We can also create orthomosaic photos and 3d models that can be used in design, demonstration purposes or integrated into our final products. This can lead to better understanding of conditions on the ground, what constraints may exist and allows our survey team to get useful survey data in hard to access places.
